The Baseline: A Failing Heritage
Built in the early 1950s, this downtown property was originally a classic timber-frame structure. Over decades of Okanagan winters, the original wood siding had begun to delaminate. The owners reported significant drafts, rising energy costs, and most concerning—signs of moisture intrusion in the upper-floor gables.
The previous "renovations" were merely cosmetic, covering up rotting sub-fascia with thin aluminum caps that trapped humidity rather than shedding it. It was a structural time bomb that required a complete envelope overhaul.
Envelope Leak
Compromised air barrier allowing 30% thermal loss through the building assembly.
Substrate Rot
Rotting rafter tails due to trapped moisture behind legacy aluminum capping.
Thermal Bridge
Inadequate insulation at critical window intersections causing condensation.
Structural Wear
Sub-fascia degradation failing to support gutters and resulting in foundation ponding.
The Big Dog Engineering
Our team didn't just re-side the building. We re-engineered the entire building envelope. The project was stripped back to the structural sheathing. We replaced 240 linear feet of rotten sub-fascia and reinforced the rafter tails to provide a solid anchor for the new system.
